San Ramon Home Sales Aug 2010

The San Ramon real estate market saw a slight drop in closed home sales in August, with 57 closed single family homes, compared to 59 in July. The median sales price for San Ramon fell significantly, to $725,000 from $835,000 in July. The median price per square foot increased somewhat to $308 in August from $301 in July.

August’s closed sales were on the market for an average of 30 days, down from 33 in July. On average, homes sold for just over 99% of the asking price, virtually unchanged from July. 26% of the closed sales were distressed, either short sales or bank owned properties, down from 29% in July. 7 of the 57 home sales, or 12%, were over $1 million.

The Windemere neighborhood had a very active month, with 15 of the 57 closed sales in August. The neighborhoods of Gale Ranch, Norris Canyon Estates, and Bent Creek also showed strong activity in August.
