Ironwood Classics Pleasanton Market Update Sep 2010

The real estate market in the Ironwood Classics neighborhood of Pleasanton came to a screeching halt during the past six months, primarily due to a lack of inventory. There has been only one closed sale during the period, with no pending sales and only one active listing.

The sole active listing Is priced at $799,500 or $370 per square foot. It has been on the market for 100 days and is not distressed (short sale or REO).

The only sale during the past six months was 1156 Wenig Court, which is a short sale. It was sold for $825,000 or $382 per square foot which was about 94% of the asking price. The home was listed for seven days.

The table below lists all activity over the past year, not just that in the past six months.

Ponderosa Classic at Ironwood feature homes ranging from 2,100 square feet to 3,100 square feet, on lots typically in the 5,000 – 6,000 square foot range. Additionally, there are a handful of duettes in the 1,400-1,800 square foot range. Ironwood is located on the Eastern edge of town, with good access to schools, downtown Pleasanton and Shadow Cliffs Regional Recreation Area. Many of the homes have nice views of the ridge and the hills of the Livermore Valley.
