Ironwood Estates Pleasanton Market Update September 2010

Activity slowed in the Ironwood Estates neighborhood of Pleasanton over the past six months after being pretty brisk prior to that. There were three closed sales during the past six months, compared to six in the previous six month period. There was also one pending sale and one active listing.

The price on the one active listing was $1,595,000 or $363 per square foot. It has been listed for 87 days. It is not distressed (short sale or REO). The lone pending sale has an asking price of $979,000 or $308 per square foot. It is a short sale and has been listed for 131 days.

The three closed sales have an average sales price of $1,358,707 or $330 per square foot, which equates to nearly 98% of the asking price. The homes have been listed for an average of 100 days and none are distressed.

The Estates at Ironwood feature large luxury homes that are very well appointed, with large generous living areas and luxury finishes in the kitchens and baths. The Ponderosa Residences are exlusive upscale homes on generous lots on Mohr Ave.
