July was an abnormally active month for the Bonde Ranch neighborhood of Pleasanton. However, outside of the three closed sales during July, there have been none since. Before July, the last closed sale was March of 2009. There is one active listing and given the paucity of inventory and the strength of demand, it may not be there long. None of the homes in this neighborhood are distressed (short sale or REO).
The one active listing is on Genevieve Place and is priced at $849,950 or $369 per square foot. It has been on the market for 19 days.
The three closed sales had an average sales price of $1,181,333 or $350 per square foot, which was nearly 98% of the asking price. They were on the market for an average of only 17 days.

Bonde Ranch was developed by Shapell Industries in 1996 & 1997. Most are tract homes built by Shapell, although there are also several lots sold by Shapell that contain custom homes. The neighborhood is located off of Bernal Ave just East of downtown Pleasanton. The homes feature Traditional exteriors with modern, open floorplans and luxurious kitchens and baths. There are both single story and two story homes in this neighborhood. Some of the homes have sweeping views of the Pleasanton ridge and the valley. The neighborhood offers excellent access to downtown Pleasanton which makes it a popular choice for home buyers.
