The Danville real estate market saw a small decrease in closed home sales in September. There were 38 closed single family detached home sales during the month, compared to 41 in August. The median sales price for Danville was $849,000 in September, up from $805,000 in August. The median price per square foot also fell in September to $331, from $339 in August.
September’s closed sales were on the market from 50 days, up from 45 in August. On average, homes sold for 97.7% of the asking price, up slightly from 97.2% in August. 24% of the closed sales were distressed sales, either short sales or bank owned properties, up from 20% in August. 10 of the 38 home sales, or 26%, were over $1 million. That is up 12% in August and closer to July’s 32%.
The West Side of Danville showed strong activity for the month of September, along with the neighborhoods of Magee Ranch, Crow Canyon Country Club, and Cimarron Hills.
