Closed sales of single family detached homes in Dublin increased to 28 in September from 20 in August. The median sales price fell from $641,000 in August to $$573,875 in September. The median price per square foot also fell to $272, from $284 in August.
September’s closed sales were on the market longer than the homes sold in August (27 days versus 16). The sales price as a percent of list price increased to 99.7% in September, from 98.6% in August. 39% of the closed sales in September were distressed (short sales or REO), compared to 40% in August.
The Dublin Ranch area had a strong showing in September, with 6 of the 28 sales, or 21%. The neighborhoods of Briar Hills and San Ramon Village also showed strong sales for the month.
