The San Ramon real estate market saw a drop in closed single family detached home sales in September, from 57 in August to 45 in September. The median sales price fell, to $703,500 from $725,000 in August. The median price per square foot increased to $314 in September from $308 in August.
September’s closed sales were on the market for an average of 55 days, up from 30 in August. On average, homes sold for 98.5% of the asking price, compared to 99.4% in August. 24% of the closed sales were distressed, either short sales or bank owned properties, down from 24% in August. Five of the 45 home sales, or 13%, were over $1 million.
The Windemere neighborhood showed strong activity for the month, with 10 of the 45 sales. The neighborhoods of Gale Ranch and Twin Creeks showed strong activity for September as well.
