The real estate market in the Mohr Park Estates/Charter Oaks neighborhood of Pleasanton remained pretty quite over the past six months. There were two closed sales during the month of May (3 during the entire period), perhaps due to the now-lapsed federal tax benefit for home buyers. That compares to only one closed sale during the prior six month period. None of the homes in this neighborhood are distressed (short sale or REO).
Two homes are actively listed at an average price of $967,475 or $345 per square foot. The home on Kamp Dr. has been listed for 23 days and the home on Kamp Court for 99 days.
The three sales that closed during the past six months sold for an average price of $964,333 or $340 per square foot, which was 96% of the asking price. They were listed for 88 days, on average.
Located East of Santa Rita Road off Mohr Ave, Mohr Park Estates and Charter Oaks are upscale homes with generous floor plans and luxury amenities. Both neighborhoods are close to award winning Mohr Elementary School, and centrally located with good access to freeways, BART, downtown Pleasanton, parks, and shopping. There are also walking trails nearby that run along the quarries.
