There were 43 closed sales of single family detached homes in Pleasanton in September, up three from August. The median sales price fell again, from $752,500 in August to $729,000 in July. The median price per square foot increased from $337 in August to $371 in September. 23% of the sales were of homes priced over $1 million in September, largely unchanged from 22% in August.
The average days on the market increased to 43 days in September, from 40 in August. On average, homes sold for 97.4% of the asking price, up slightly from 96.9% in August. The number and proportion of distressed (short sale or REO) properties fell in September. 9.3% of the sales were distressed, compared to 17.5% in August.
The neighborhoods of Ruby Hill, Ponderosa/Country Fair, and Pleasanton Valley all showed strong activity in September.
