The Pleasanton Valley/Birdland neighborhood of Pleasanton saw a significant increase in activity over the past six months. There were 26 closed sales during the period, compared to 16 during the prior six month period. Four homes are actively listed and another four are pending sale.
The average asking price on the four active listings is $763,250 or $347 per square foot. The homes have been on the market for an average of 53 days. The home on Dudley court is a short sale.
The four pending sales have been listed for an average of 19 days at an average price of $814,250 or $359 per square foot. The home on Merganser Court is an REO.
The 26 closed sales had an average sales price of $746,188. That was 99% of the asking price and equated to $348 per square foot. On average, the homes were listed for only 16 days. three of the homes were distressed (either short sale or REO).
Located in the geographic heart of Pleasanton, Pleasanton Valley and Birdland have easy access to schools, parks, freeways and just about everything in Pleasanton. They include one and two story homes with two and three car garages. “Birdland” is so named because the streets are named after common birds.
