Dublin Market Update September 2010 – Inventory Jumps

The inventory of single family detached homes in Dublin increased 22% in September, while pending sales declined 24%. As a result, inventory relative to pending sales increased to 3.0 months at the end of September compared to 1.9 months at the end of August. Inventory increased to 105 homes at46 at the end of August to 35 at the end of September the end of September from 86 at the end of August. That is the most inventory in Dublin since October of 2008. Pending sales fell from 46 at the end of August to 35 at the end of September. The low for the year was 26 pending sales, set in January. It is not unusual for pending sales to fall this time of year but rising inventory is less common. This will bear watching as we progress into autumn.
