Vintage Hills Pleasanton Market Update October 2010

The Vintage Hills neighborhood in Pleasanton keeps chugging along. Eight sales closed during the past six months, including four in August. That compares to nine that closed during the prior six month period. There are only two homes actively listing, an indication that homes are selling quickly.

The two active listings have and average sales price of $720,450 or $370 per square foot. They two homes have been listed for 27 and 6 days, respectively. The Malbec Court home is an REO.

Only one home is pending sale, a short sale on Bordeaux Street. It is listed for $670,000 or $318 per square foot and has been on the market for 80 days.

The eight sales that closed during the past six months had an average asking price of $729,750 or $339 per square foot, which was nearly 99% of the asking price. On average, the homes were listed for 54 days. 3307 Touriga Drive was a short sale. None of the other homes were distressed (short sale or REO).

Located in the rolling hills east of downtown Pleasanton, Vintage Hills is a neighborhood of single family homes built in the 1970′s, with floor plans ranging from 1,400 to 2,300 square feet or more. Lot sizes range from 6,500 to 10,000 square feet, with occasional lots in the 1/3 acre range. Some have views of the Livermore Valley.
