Ruby Hill Pleasanton Market Update November 2010

The Ruby Hill neighborhood in Pleasanton has remained very active. There were 31 closed sales of single family detached homes during the past six months, compared to 24 in the previous six month period. Nearly half the closed sales (15) were in May and June. Ten additional sales are pending and there are 20 active listings.

The 20 active listings have an average price of $2,198,843 or $388 per square foot. They have been listed for an average of 105 days. 14 of the homes are priced under $2,000,000. Three of the properties are distressed (either short sale or REO).

The 10 pending sales have been on the market for an average of 200 days, at an average price of $3,041,589 or $379 per square foot. The homes on E Ruby Hill, Bottini Court and Trebbiano Place are short sales.

The 31 homes that closed sales in the past six months sold for 93% of their asking price. The average sales price was $1,662,536 or $334 per square foot.
