Danville Home Sales October 2010

The Danville real estate market saw a decrease in closed sales of single family detached homes in October. There were 24 closed sales during the month, compared to 38 in September. The median sales price for Danville was $862,500, up from $849,000 in September. The median price per square foot fell in October to $317, from $331 in September.

October’s closed sales were on the market for 42 days, down from 50 in September. On average, homes sold for 98.4% of the asking price, up slightly from 97.7% in September. 17% of the closed sales were distressed, either short sales or bank owned properties, down from 24% in September. Six of the 24 home sales, or 25%, were over $1 million.

The neighborhoods of Brookside, Leander Hills, Danville Station, and Monterosso led the way in October.
