There were 28 closed sales of single family homes in Dublin during October, unchanged from September. The median sales price increased from $573,875 in September to $629,500 in October. The median price per square foot also increased to $285 from $272, in September.
October’s closed sales were on the market for six less days in October than September (21 versus 27). The sales price as a percent of list price fell slightly to 98% in October from nearly 100% in September. 25% of the closed sales in October were distressed (short sales or REO), compared to 39% in September.
The Dublin Ranch neighborhood dominated the sales activity in October, with 7 of the 28 home sales, or 25%. The neighborhoods of Summer Glen and Bordeaux Estates also showed strong activity.
