The median price per square foot decreased from $371 in September to $341 in October. 32% of the sales were of homes priced over $1 million in October, up from 23% in September.
The average days on the market increased sharply to 97 days in October from 58 in September. On average, homes sold for 92% of the asking price, down from 97% in September. 21.6% of sales were of distressed properties (short sale or REO), up from 9.3% in September.
There were 6 sales in Ruby Hill, which represented almost 20% of the activity. The neighborhoods of Pleasanton Valley & Birdland and Vintage Hills also showed strong activity.
