Pleasanton Home Sales October 2010

There were 37 closed sales of single family detached homes in Pleasanton in October, down six from 43 in September. The median sales price rose from $729,000 in September to $780,000 in October. The median price per square foot decreased from $371 in September to $341 in October. 32% of the sales were of homes priced over $1 million in October, up from 23% in September.

The average days on the market increased sharply to 97 days in October from 58 in September. On average, homes sold for 92% of the asking price, down from 97% in September. 21.6% of sales were of distressed properties (short sale or REO), up from 9.3% in September.

There were 6 sales in Ruby Hill, which represented almost 20% of the activity. The neighborhoods of Pleasanton Valley & Birdland and Vintage Hills also showed strong activity.
