San Ramon Home Sales October 2010

There were 45 closed sales of single family detached homes in San Ramon in October, unchanged from September. The median sales price fell slightly to $702,000 in October from $703,500 in September. The median price per square foot increased to $329 in October from $314 in September.

October’s closed sales were on the market for an average of 38 days, down from 55 in September. On average, homes sold for 99.0% of the asking price, mostly unchanged from 98.5% in September. 31% of the closed sales were distressed, either short sales or bank owned properties, up from 24% in September. Four of the 45 home sales, or 9%, were over $1 million.

The Windemere neighborhood had another strong month, with 10 of the 45 closed sales, or over 20%. The neighborhoods of Country View, Gale Ranch, Bollinger Hills, and Twin Creeks also showed strong activity.
