Dublin bucked a four month trend of rising inventory in October by posting a 10% decline in available single family detached homes. There were 95 such homes available at the end of the month, down 10 from 105 at the end of September. Pending sales remained strong and, in fact, increased to 36 at the end of October, from 34 at the end of September. Inventory relative to pending sales fell to 2.6 months at the end of October from 3.1 months at the end of September. Inventory has been steadily increasing since bottoming out at 22 last December. October was only the second month since that time to post lower inventory than the month before. The question is will this just be a brief downward blip on the way to increasing inventory or will things stabilize from here.
