Moller Ranch Pleasanton Market Update November 2010

The market in the Moller Ranch neighborhood of Pleasanton picked up significantly over the past six months. The non-custom homes in the neighborhood lead the way with three closed sales, another sale pending and two active listings. Two semi-custom homes were also sold, the first closed sales of semi-custom homes in the neighborhood since 2007.

The two active non-custom listings have been listed for 181 days and 62 days, respectively. The average asking price is $779,944 or $405 per square foot. Neither home is distressed (short sale or REO).

The single pending sale is listed at $779,950 or $366 per square foot and has been on the market for 104 days. It is a short sale.

The three closed sales sold for an average price of $782,613 or $376 per square foot. That was 97% of the asking price. The homes were on the market for an average of 43 days. None of them were distressed. The following table is for non-custom homes only.

There are no active listings or pending sales of semi-custom homes in Moller Ranch.

The two closed sales were listed for 104 days, on average. They sold for an average price of $1,062,000 or $370 per square foot, which was 98% of the asking price. Neither home was distressed. Here’s a snapshot of the semi-custom activity in the neighborhood.

Moller Ranch is a planned development in the hills of West Pleasanton. It features a wide range of homes in an incredible setting surrounded by open space and hiking trails. There are small lot detached homes, semi-custom homes and custom homes. Moller Ranch is conveniently located close to Stoneridge Mall, with excellent commute access to I-580, I-680, and BART, as well as easy access to schools & parks.
