The Gates Pleasanton Market Update December 2010

The real estate market in The Gates neighborhood of Pleasanton got busy, with four closed sales in the past six months. By comparison, only one sale closed during the previous six month period.

There is one active listing in The Gates. It is listed for $815,000 or $388 per square foot and has been on the market for nine days.

The average sales price on the four closed sales was $692,238 or $417 per square foot, which was nearly 97% of the asking price. They were on the market for an average of only 22 days, with 35 days being the longest any of the four were listed for.

This popular neighborhood is situated in the middle of Pleasanton, and is located off of Santa Rita Road. “The Gates” is actually comprised of three different neighborhoods built by Signature Properties, William Lyon Homes, and Woodhill Development. It is known as “The Gates” because most of the street names have the word Gates in them (Sutter Gate, Larimie Gate, etc).
