Vineyard Hills saw a spike in activity in the past few months. There were two sales closed in the Vineyard Hills/Diablo Vista neighborhood of Pleasanton, both in Vineyard Hills. That doesn’t sound like much but in a neighborhood where the last sale was in May of 2008, two sales in six months are quite a lot since there are a small number of homes in these neighborhoods. Both homes are short sales. Vista Diablo has not seen any activity in the past few months.
There is another active listing in Vineyard Hills as well, so we there is potential for an additional sale. It is on Ingrid Court and is listed for an even $1 million, which works out to $262 per square foot. It has been on the market for 43 days. This home, on Ingrid Court, is a short sale.
The two closed sales had an average sales price of $1,122,500 or $299 per square foot, which was 92% of the asking price. The home on Leona Place was on the market of only 20 days, while the one on Gillian Court was listed for 266 days.
Both Vineyard Hills and Vista Diablo are semi-custom homes in the Vineyard Road corridor. They feature homes ranging from 2,500 to over 3,000 square feet lots ranging from 8,000 square feet to ½ acre or more.
