The Danville real estate market saw a small increase in closed sales of single family detached homes in October, bucking the trend of the rest of the Tri-Valley. There were 28 closed sales during the month, compared to 24 in October. The median sales price for October was $840,000, down from $862,500 in October. The median price per square foot increased in November to $336 from $317 in October, indicating that the market in Danville remains strong.
November’s closed sales were on the market for 94 days, more than twice as long as October’s closed sales (42 days). On average, homes sold for 94% of the asking price, down from 98% in October. 25% of the closed sales were distressed (either short sales or bank owned properties), up from 17% in October. Five of the 28 home sales, or 18%, were over $1 million.
The neighborhoods of Cimarron Hills and the West Side of Danville showed strong activity for the month.
