Dublin Home Sales November 2010

The Dublin market saw a slowdown in November, which certainly is not unusual. There were 23 closed sales of single family homes in Dublin during November, down five from 28 in October. The median sales price increased from $629,500 in October to $710,000 in November. The median price per square foot decreased to $253 from $285 in October, so most of the homes closed were better relative values than the homes that closed in October.

November’s closed sales were on the market for seven more days in November than October (28 versus 21). The sales price as a percent of list price increased slightly to 99% in November from nearly 98% in October, indicating that the market is still relatively balanced. 30% of the closed sales in November were distressed (short sales or REO), compared to 25% in October.

Dublin Ranch had almost half of the sales (11 out of 23). The SummerGlen also had strong activity.
