Pleasanton Home Sales November 2010

The Pleasanton real estate market saw steady activity for closed sales in November. Sales closed on 37 single family detached homes in November, unchanged from October. This is down from the peak months of Spring and Summer. The median sales price fell from $780,000 in October to $708,000 in November. The median price per square foot increased slightly from $341 in October to $348 in November. 24% of the sales were of homes priced over $1 million in November, up from 22% in October.

The sold homes were on the market from an average of 49 days, down significantly from 97 days for the sales that closed in October. The homes sold for 97% of the asking price, on average, in November, compared to 92% in October. 24% of the sales were of distressed properties (short sale or REO), up from 22% in October.

The neighborhoods of Ponderosa/Country Fair, Mission Park, Ruby Hill, and Pleasanton Heights all saw strong activity for the month.
