This is down from the peak months of Spring and Summer. The median sales price fell from $780,000 in October to $708,000 in November. The median price per square foot increased slightly from $341 in October to $348 in November. 24% of the sales were of homes priced over $1 million in November, up from 22% in October.
The sold homes were on the market from an average of 49 days, down significantly from 97 days for the sales that closed in October. The homes sold for 97% of the asking price, on average, in November, compared to 92% in October. 24% of the sales were of distressed properties (short sale or REO), up from 22% in October.
The neighborhoods of Ponderosa/Country Fair, Mission Park, Ruby Hill, and Pleasanton Heights all saw strong activity for the month.
