Activity slowed in San Ramon in November, no doubt a result of seasonal factors. There were 34 closed sales of single family detached homes in San Ramon in November, down from 45 in October. The median sales price increased to $776,500 in November from $702,000 in October. The median price per square foot decreased to $280 in November from $329 in October, an indication that buyers were seeking better values.
November’s closed sales were on the market for an average of 74 days, nearly twice as long as October’s closed sales were listed. On average, homes sold for 98% of the asking price, down slightly from 99% in October. 29% of the closed sales were distressed, either short sales or bank owned properties, down from 31% in October. Three of the 45 home sales, or 9%, were sold from more than $1 million.
The Windemere neighborhood had strong activity, with almost 1/3 of the sales (15 out of 35). The neighborhoods of Bollinger Hills and Gale Ranch also showed strong activity for the month.
