Mission Park Pleasanton Market Update December 2010

The Mission Park neighborhood of Pleasanton continues to plod along with a sale about every 1½ months, on average. There would probably more activity if there were more homes available for sale.

One sale is pending on Mission Drive. It is listed for $629,950 or $330 per square foot. It is a short sale and has been on the market for 81 days.

Four sales closed during the past six months, compared to three the previous six month period. The four homes sold for an average price of $655,738 or $370 per square foot, which was 96% of the asking price. On average, these homes were listed for 33 days. 266 Mission Drive is a short sale.

Mission Park is located in South Pleasanton off Sunol Blvd and has mostly ranch style homes, many of which back to a hillside. There are also a couple of pockets of custom homes in Mission Park. The neighborhood is very conveniently located, with excellent access to I-680 and the ACE Train. Mission Park, one of Pleasanton’s most popular neighborhood parks, is located within the development. It is also located close to schools and downtown Pleasanton.
