Bridle Creek & Sycamore Heights Pleasanton Market Update January 2011

The Bridle Creek/Sycamore Heights neighborhood of Pleasanton was quieter during the second half of 2010 than it was during the first half. Only three homes closed sale, compared to seven during the first half of the year. That is largely the result of not having homes available for sale. However, there were a couple of homes that did not sell within two months, as had been the case in this neighborhood over most of the previous year. Still, activity in this neighborhood goes as inventory goes.

The one active listing on Sunny Brook Way is listed at $1,574,000 or $353 per square foot. It has been on the market for 86 days. It is not distressed (short sale or REO).

The lone pending sale is on Sunset Creek Lane. It is listed at $1,450,000 or $327 per square foot and has been on the market for 28 days. It is a short sale (It has since come back on the market).

The three closed sales sold for an average price of $1,386,650 or $349 or square foot, which was 98% of the asking price. These homes sold in an average of 44 days. 836 Summit Creek Lane is bank owned.

Bridle Creek and Sycamore Heights remain very popular with luxury home buyers looking for newer properties with generous lots. The pastoral setting with rolling hills and views makes these homes especially attractive. These neighborhoods also boast excellent access to Hearst Elementary and Pleasanton Middle School, both award winning schools. It has outstanding access to I-680 and the ACE Train for easy commuting to the South Bay.
