The real estate market in the Fairlands Terrace and Pheasant Crossing neighborhoods of Pleasanton slowed during the past six months, with five closed sales, compared to 11 during the prior six month period. No sales are pending at this time.
There are three active listings with an average price of $689,650 or $344 per square foot. They have been on the market for an average of 67 days. The home on Bellantyne Drive is a short sale.
The five closed sales sold for an average price of $703,200. That equated to $336 per square foot and 98% of the asking price. The homes were listed for 40 days, on average. None of the sold homes were distressed (short sale or REO).
Located on the eastern portion of Pleasanton at the end of W. Las Positas Blvd., Fairlands Terrace and Pheasant Crossing are similar in age and style, although many of the homes in Pheasant Crossing feature a Tudor style exterior. Both of these neighborhoods are close to Fairlands Elementary School, and some streets feature a greenbelt that allows access to the school without using city streets. They are also close to Meadows Park, a large neighborhood Park at the end of W. Las Positas Blvd. In addition to great access to the neighborhood elementary school, both neighborhoods have excellent accessibility to I-580 and BART.
