Activity in the Laguna Oaks neighborhood of Pleasanton during the second half of 2010 was on par with the first half of the year. There were five closed sales in the past six months, compared to four in the prior period. December was particularly busy, with three closed sales. There are no pending sales and two active listings in the neighborhood.
The average asking price for the two active listings is $1,347,450 or $385 per square foot. These two homes have been listed for an average of 106 days. Neither home is distressed (short sale or REO).
The five closed sales sold for an average of $1,405,980 or $320, which was 96% of the asking price. These homes were on the market for an average of 79 days. None of the homes were distressed.
There has not been a great deal of inventory in this neighborhood over the past year. Even with that, there appears to be some downward pressure on prices, evidenced by homes selling below their asking price, as well as the disparity between the price per square foot for active listings and sold homes.
Laguna Oaks remains one of the most desirable neighborhoods in Pleasanton, with large, well appointed homes on large lots. It has outstanding HOA facilities, with a large pool & spa, clubhouse, and tennis courts. It also offers excellent commute access to BART and both I-680 & I-580.
