Danville Home Sales December 2010

Like the other markets in the Tri-Valley, Danville shrugged off the seasonal slowdown pressures and posted increased sales during December. There were 42 closed sales during the month, compared to 28 in November. The median sales price for December was $833,000, up from $840,000 in November. The median price per square foot increased from $336 in November to $312 in December.

December’s closed sales were on the market for 63 days, down from 94 days for November’s closings. On average, homes sold for 97% of the asking price in December, up from 94% in November. 21% of December’s closed sales were distressed (either short sales or REO), down from 25% in November. 12 of the 42 home sales, or 29%, were over $1 million.

The West side of Danville saw strong activity in December, along with the neighborhoods of Shadow Creek, Northridge, and Magee Ranch.
