Dublin Home Sales December 2010

The Dublin market picked up somewhat in December after slowing down in November. There were 29 closed sales of single family homes during December, up six from 23 in November and about the same as October’s 28. The median sales price increased from $710,000 in November to $685,000 in December. The median price per square foot increased a little to $258 from $253 in November.

November’s closed sales were on the market for significantly longer than was the case for sales that closed in November. The sales price as a percent of list price was virtually unchanged at 99%. 41% of the closed sales in November were distressed (short sales or REO), compared to 30% in October. After dropping earlier in the year, the percentage of distressed properties has been increasing again the past few months.

As usual, the Dublin Ranch neighborhood led the way in activity, with almost half of the closed sales (13). The neighborhoods of Echo Park and Tassajara Meadows also showed strong activity.
