The Ponderosa/Country Fair neighborhood of Pleasanton remained very much in demand during the second half of 2010. Eleven sales closed during the period, compared to 13 during the first six months of the year. There are an additional two homes pending sale and two active listings. Homes in this neighborhood generally sell quickly, with all but one of the closed sales being on the market for 33 days or less. No one month was particularly busier than the others. Two or three closed sales each month during the second half, except for October when there were no closed sales.
The two active listings are priced at $827,444 on average, or $279 per square foot, which is a low price per square foot for this neighborhood. They have been listed for an average of 51 days. Neither property is distressed (short sale or REO).
The two pending sales are listed at an average price of $739,950 or $306 per square foot. The home on Camino Segura is a short sale and has been listed for seven days, while the home on Corte Monterey has been listed for 195 days.
The 11 closed sales sold for an average price of $836,636 or $332 per square foot. The average sales price was 99% of the list price. On average, the homes were listed for 21 days. 7126 Corte Balbo is a short sale. None of the others were distressed.
Overall, the Ponderosa and Country Fair neighborhoods have remained very much in demand, and the attractiveness of the floor plans, along with the central location, abundance of parks, and great commute access continue to make this a can’t miss neighborhood.
