Despite the seasonal factors that affect activity this time of year, the San Ramon market saw an increase in closed sales. 53 sales of single family detached homes closed in December, up significantly from 34 in October. That is off from the annual highs during spring and summer but is still quite strong. The median sales price decreased to $680,000 in December from $776,500 in November. The median price per square foot increased to $303 from $280 in November.
December’s closed sales were on the market for an average of 65 days, down from 74 for November’s closings. On average, homes sold for about 98% of the asking price in December, virtually unchanged from November. 43% of December’s closed sales were distressed (short sales or REO), up significantly from 29% in November. The higher end in San Ramon showed good activity, with 7 of the 53 home sales, or 13%, selling from more than $1 million.
The Windemere neighborhood accounted for almost a third of the sales (17). The neighborhoods of Gale Ranch, Vista Pointe, Twin Creeks, and Canyon Lakes also showed strong activity.
