The Preserve Pleasanton Market Update January 2011

2009 was a quiet year for The Preserve in Pleasanton. Only three sales closed during the entire year. Currently, only one home is actively listed and no sales are pending. None of the homes in this neighborhood were distressed.

The one active listing is on Crosby Drive and has an asking price of $1,898,000 or $365 per square foot. It has been on the market for 439 days.

The three closed sales sold for an average price of $1,451,667 or $330 per square foot, which was 94% of the asking price. That is a bit below what we have been seeing in most Tri-Valley neighborhoods, where homes generally have been selling closer to 100% of the asking price. These three homes were listed for an average of 97 days. However, 6229 Detjen Court was on the market for 236 days which brought the average up considerably.

The Preserve in Pleasanton is a neighborhood that remains very much in demand, with large semi-custom homes, many designer amenities, guest homes on some lots, and surrounded by over 100 acres of open space. Its commute friendly location and serene setting with rolling, wooded hills makes it a favorite with home buyers in the luxury price range.
