Danville Home Sales January 2011

Danville fell victim to the seasonal slowdown in January, as closed sales of single family detached homes declined to 19, from 42 in December. The median sales price decreased to $820,000, from $833,000 in December. The median price per square foot also fell from $312 in December to $297 in January. Four of January’s sales (21%) were of homes priced over $1 million.

January’s closed sales were on the market for an average of 90 days, compared to 63 for December’s sales. ON average, homes sold for slightly less as a percentage of the asking price in January; 96.3% versus 96.8% for December. 47% of January’s sales were distressed (short sale or REO), up from 21% in December.

The neighborhoods of Shadow Creek, Hidden Valley, Danville Station, and the West Side of Danville all showed strong activity for the month.
