Dublin Home Sales January 2011

The Dublin real estate market felt the effects of the season, as the number of closed sales of single family detached homes fell from 29 in December to 18 in January, a drop of over 33%. The median sales price increased to $743,500 in January, from $685,000 in December. The median price per square foot also increased slightly, to $263 from 258 in December.

January’s closings were on the market longer than was the case for December’s closings (59 days versus 49 days). The sales price as a percentage of the list price was virtually unchanged at about 99%. 44% if the closed sales in January were distressed, compared to 41% in December.

The Dublin Ranch neighborhood again led the way with 8 closed sales, or almost half of the activity. Other neighborhoods that had decent showings include Hansen Hill, Tassajara Meadows, and Silvergate
