After ignoring any seasonal impacts on sales in December, Pleasanton saw sales of single family detached homes drop in January. 30 sales closed during January, down 59% from 51 in December. The median sales price fell from $705,000 in December to $655,500 in January. The median price per square foot, however, increased to $362 from $322 in December. 20% of the homes sold were priced over $1 million, down from 31% in December.
The homes that closed in January were listed for an average of 76 days, down from 85 for those that closed in December. January’s closings received 96% of their asking price, compared to 92% in December. The percentage of distressed properties (short sales and REO) increased in January to 30%, from 26% in December.
The Ruby Hill neighborhood showed strong activity in January. The neighborhoods of Pleasanton Meadows and Stoneridge Place also showed strong activity.
