San Ramon Home Sales January 2011

The seasonal slowdown caught up with San Ramon in January, as closed sales of single family detached homes fell to 32, from 53 in December. The median sales price increased from $680,000 in December to $748,750 in January, while the median price per square foot was little changed at $303.

January’s closed sales were on the market for 52 days, down from 65 for December’s sales. The sales price as a percentage of the list price was virtually unchanged at about 98%. The percentage of distressed (short sales and REO) properties was also little changed at 44%. Four of the homes, or 13%, were sold for more than $1 million.

The neighborhoods of Windemere, Gale Ranch, Twin Creeks, and The Bridges all showed strong activity for the month.
