Carlton Oaks Pleasanton Market Update February 2011

When homes do come on the market in the Carlton Oaks neighborhood of Pleasanton, they sell quickly; there just haven’t been many available. There are no active listings in the neighborhood and two pending sales. Three sales have closed since May of last year.

The two pending sales are listed at an average price of $1,036,944 or $290 per square foot. They have been listed for 25 days. The W Lagoon Road property is REO.

The three closed sales had an average sales price of $1,001,633. That was $288 per square foot and 99% of the asking price. These homes were listed for 23 days, on average. 1299 Royal Creek Court and 1338 Royal Creek Court were short sales.

Located off Bernal Ave near Foothill Rd, these homes are luxurious and offer outstanding amenities. The neighborhood is in a convenient location, close to I680 and downtown Pleasanton.
