Sevillano and Ponderosa Legacy Livermore Market Update February 2011

The Sevillano and Ponderosa Legacy neighborhoods of Livermore have been very quiet the past few months. No sales have closed since October and there is only one active listing and one pending sale. Demand is strong, evidenced by the speed with which most new listings sell. Available inventory appears to be the only thing slowing activity.

The one active listing has been on the market for over a year. Located on Saratoga Court, it is listed at $1,475,000 or $329 per square foot, which is a bit higher than most homes sell for in this neighborhood.

The only pending sale is a short sale on Leccino Court. The asking price is $1,100,000, which is $248 per square foot. It has been listed for 21 days.

Only three sales have closed since June of last year. On average, they sold for $1,229,833 or $302 per square foot. The average sales price was about 102% of the asking price and the homes were on the market for an average of only 12 days.

Both Sevillano and Ponderosa Legacy are luxury home developments set in the vineyards of south Livermore, with exquisite homes, many backing to vineyards.
