Danville Home Sales February 2011

Danville had a bit of a bounce back, as closed sales of single family detached homes increased in February after falling in January. There were 30 such closings in February, compared to 19 in January and 42 in December. The median sales price decreased to $780,000 in February from $820,000 in January. The median price per square foot also fell from $297 in January to $289 in February. Six of January’s sales (20%) were of homes that sold for more than $1 million.

February’s closed sales were on the market for an average of 88 days, compared to 90 for January’s sales. The sales price as a percentage of the asking price was virtually unchanged in February, at 96%. 43% of February’s closed sales were distressed (short sale or REO), down from 47% in January.

The neighborhoods of Monterosso, Shadow Creek, and Cameo Crest all showed strong activity in February
