Closed sales of single family detached homes remained low in Dublin for the second consecutive month. There were 17 such closings in February, compared to 18 in January and 29 in December. The median sales price decreased to $635,000 in February, a 15% drop from January’s median price of $743,500. The median price per square foot, however, increased to $270 in February from $263 in January.
January’s closings were on the market much longer than was the case for January’s (148 days versus 59 days). The sales price as a percentage of the list price decreased a little, from 99% for January to 98% for February. 53% of the February’s closed sales were distressed (short sale or REO) compared to 44% in January.
The Dublin Ranch neighborhood accounted for almost 1/3 of the sales activity (6 sales), with the West Dublin area showing strong activity as well.
