Pleasanton Home Sales February 2011

Closed sales of single family detached homes in Pleasanton remained low again in February, at only 31, virtually unchanged from 30 in January. That is compared to the 51 closed sales in December and 37 in October and November. The median sales price fell from $665,500 in January to $660,000 in February. The median price per square foot also fell to $341 per square foot in February from $362 per square foot in January. Five of the 31 sales (16%) were of homes sold for over $1 million, down from 20% in January and 31% in December.

The homes that closed in February were listed for an average of 51 days, down from 76 for those that closed in January. February’s closings received approximately 96% of their asking price, about the same as January’s closed sales. The percentage of distressed properties (short sales and REO) decreased in February to 26%, from 18% in January.
