After dropping in January, closed sales of single family detached homes in San Ramon were low again in February. There were 33 such closings, compared to 32 in January and 53 in December. The median sales price decreased from $748,750 in January to $710,000 in February, while the median price per square foot was little changed at $299.
January’s closed sales were on the market for84 days, 32 days longer than the sales that closed in January. The sales price as a percentage of the list price fell a little from 98% to 96% in February. The percentage of distressed (short sales and REO) properties fell to 36% in February from 44% in January. Eight of the 33 closed sales, or 24%, were of homes that sold for more than $1 million.
The Windemere neighborhood accounted for almost 1/3 of the sales activity (9 sales), with the neighborhoods of Norris Canyon Estates, East Hampton, and Twin Creeks also showing strong activity for the month of February.
