Bent Creek San Ramon Market Update March 2011

The story has been pretty much the same for the past year or more in the Bent Creek neighborhood of San Ramon, which is that demand remains strong and inventory low. There are no active listings in the neighborhood and only four sales closed in the past six months. Seven sales closed during the prior six month period.

There is one pending sale, located on Fiddle Creek Place. It is listed for $775,000 or $302 per square foot. It has been on the market for 106 days and is not distressed (short sale or REO).

The four closed sales sold for an average price of $691,500. That equated to $316 per square foot and 99% of the asking price. These homes were listed for 75 days, on average. 720 Bridle Creek Way was REO.

Located off Dougherty Road in the Dougherty Valley, Bent Creek was built by Ponderosa Homes between 1991 and 1998, and features several phases. Homes range in size from 1,600 square feet to almost 4,000 square feet, with lots ranging from 4,000 square feet to well over 10,000 square feet, with 2 and 3 car garages. Included are Bent Creek Park, Bent Creek Valley, Bent Creek Hills, and Bent Creek Estates.
