Avignon, Chateau Estates, and Bordeaux Estates Pleasanton Market Update June 2011

The Avignon, Chateau Estates and Bordeaux Estates neighborhood of Pleasanton saw steady, if not heavy, activity over the past six months. There are two active listings and two pending sales in the neighborhood. Three sales closed during the period.

The two active listings are both on Vineyard Terrace and have an average asking price of $1,819,444 or $320 per square foot. One of the homes has been listed for 11 months and the other for only 12 days. Neither home is distressed (short sale or REO).

The two pending sales are listed at $1,500,000 and $1,399,000, respectively. That equates to $306 per square foot, on average. The homes have been listed for 54 and 47 days, respectively. The Montrose Place property is a short sale.

The three closed sales had an average sales price of $1,301,667 or $300 per square foot. They were on the market for an average of 70 days and sold for about 95% of the asking price. 1309 Rhone Place was a short sale.

Avignon, Bordeaux Estates & Chateau Estates are located just outside Ruby Hill off of Vineyard Ave in East Pleasanton. They feature luxury homes on generous lots. Avignon is one of the area’s first “Green” subdivisions. Each home has solar tiles built into the roof, which provides electricity for the home. With a beautiful setting of rolling, oak studded hills and vineyards, and spacious, well appointed homes, these neighborhoods are popular with discriminating home buyers looking for luxury homes.
