The Parkside neighborhood of Pleasanton remains in high demand with very few opportunities for buyers to get in. Only three homes have come on the market in the past 12 months. Sales are pending on two of them. There have been no closed sales since June of 2010. None of the properties in this neighborhood are short sales or REO.
There is one active listing, on Arthur Drive. It is listed at $775,000 or $334 per square foot and has been on the market for 40 days, which is actually pretty long for this neighborhood.
The two pending sales are on Marilyn Court and Harvey Court. They are listed for an average of $888,000 or $384 per square foot and have been on the market for an average of 19 days.
Only three sales have closed since the beginning of 2010. The average sales price was $919,667 or $362 per square foot. These homes were listed for an average of 7 days and sold for more than 99% of the asking price.
Parkside is located adjacent to the Pleasanton Sports Park off of Hopyard Road. It was built in two phases. The original phase, near Hopyard Road, was built by Crocker Homes in the early 1980’s. The second phase was built by Emerald builders in the mid-1980’s. Homes range in size from 1,650 square feet to 2,300 square feet. All have 3 car garages, which has made this a very popular development. Lot sizes range from 7,500 to 10,000 square feet.
