Ruby Hill Pleasanton Market Update June 2011

The Ruby Hill neighborhood of Pleasanton continued to see steady activity over the past six months, where there were 24 closed sales and an additional 12 pending. Inventory is also back up to normal levels, with 26 active listings. Three months ago, there were only 11.

The active listings are priced at $2,391,853, on average, or $399 per square foot. They have been on the market for an average of 114 days. Two of the homes are short sales (Campinia Place and the $1,490,000 home on West Ruby Hill Drive).

The twelve pending sales have an average list price of $1,850,050 or $362 per square foot. They have been on the market for an average of 150 days. Three of these homes are short sales.

The 24 closed sales sold for an average price of $1,657,167. That was $333 per square foot and about 93% of the list price, which has been the norm in this neighborhood. Five of the closed slaes were either short sales or REO.
