The Vineyard Hills/Diablo Vista neighborhood of Pleasanton is not a very active neighborhood, real estate wise. There have been two closed sales since May of 2008 (both during 2010). However, there are two pending sales and one active listing. So, after two years with no activity whatsoever, there has been some consistent movement the past twelve months or so.
The active listing on Clara Street is priced at $1,999,950 or $487 per square foot, which is quite high for this neighborhood. It has been listed for 58 days. it is not a short sale or REO.
The two pending sales are listed at an average price of $1,172,500 or $345 per square foot. They have been on the market for an average of 48 days. The home on Ingrid Court is a short sale.
The only two sales closed in the past three years had an average sales price of $1,036,500 or $299 per square foot. On average, they sold for about 92% of the asking price. 2528 Leona Place closed in May of last year and was listed for only 20 days, while 2590 Gillian court was listed for 266 days and closed in November 2010. Both homes were short sales.
Both Vineyard Hills and Vista Diablo are semi-custom homes in the Vineyard Road corridor. They feature homes ranging from 2,500 to over 3,000 square feet lots ranging from 8,000 square feet to ½ acre or more.
