Deerwood/Cambrio San Ramon Market Update July 2011

The Deerwood/Cambrio neighborhood of San Ramon saw a slow down in the real estate market over the past six months. There were two closed sales during that time, compared to six closed sales during the prior six month period. There are three active listings and no pending sales.

The three active listings have and average price of $666,550 or $325 per square foot. On average, they have been on the market for 51 days. None of the home are distressed (short sale or REO).

The two closed sales had an average sales price of $679,975. That is 99% of the asking price and works out to $302 per square foot. The homes were listed for only 13 days, on average. Neither home is distressed.

Deerwood is a planned development located in West San Ramon off Crow Canyon Rd. Cambrio features attached and small lot detached homes. Built between 1999 and 2001, these homes range from 1,800 to 2,000 square feet. The detached homes are on lots ranging from 2,500 to 4,000 square feet, all with 2 car garages. Some of these homes have nice views of the valley and West San Ramon hills.
